Description
This beautiful farmhouse has been partially renovated and, thanks to its excellent location, offers great potential to be used both as a B&B and as an agricultural business.
The property consists of three buildings: the main house, divided on the first floor into two separate residential units and, on the ground floor, into cellars, stables and storage rooms; a large agricultural building located opposite the house, which together with it forms a charming private courtyard; and, completing the group of buildings, an old dovecote on the side of the house.
The property still retains all the traditional spaces and features typical of an Abruzzo farmhouse used for agricultural purposes, including the stables, wood-burning oven, garage and covered area.
The entire property is surrounded by the beautiful rolling countryside of the Pescara area, which slopes down towards a small lake now used for sport fishing.
Each residential unit has its own independent entrance via a separate external staircase.
The first residence, located on the western side, has been completely renovated with great care and taste, while preserving the original materials, such as brick and wood. On the first floor is the apartment, which is accessed through a large kitchen with a beautiful open fireplace. On the left is a bright living room, while on the right, near the entrance, there is a bathroom. A hallway leads to the sleeping area, consisting of two bedrooms.
The apartment is equipped with mosquito screens and a central heating system powered by LPG.
On the ground floor, with a separate entrance, there is a cellar with barrel-vaulted ceilings and a service kitchen.
The eastern side of the farmhouse requires renovation and is arranged as follows: on the ground floor there are a garage, a cellar and a large stable; on the mezzanine level, accessible via its own external staircase, there is a storage room in good condition, with a beautiful original floor and vaulted brick ceiling; on the first floor there is the second residential unit, also accessible via its own external staircase, consisting of an entrance hall, kitchen, bathroom and two bedrooms.
The historic farmhouse is surrounded by approximately 6.5 hectares of land, including 4 hectares of olive groves and 2.5 hectares of arable land.
The land constitutes the main part of a historic agricultural business, active since 1998 and operated according to certified organic farming principles.
There are approximately 800 olive trees of the prestigious Dritta variety, used to produce excellent DOP extra virgin olive oil. The olive trees are well maintained and productive, also thanks to the availability of public irrigation.
The house is accessed via a convenient private road and is approximately 8 minutes from Città Sant’Angelo.
Città Sant’Angelo is a historic hilltop town and one of the most charming villages on the Italian Adriatic coast. It is renowned for its excellent wines, olive oil and traditional cuisine.
Shops, museums, bars, restaurants and numerous cultural events can be found nearby. The town offers a lively yet peaceful atmosphere and enjoys an excellent strategic location: the Pescara Nord exit of the A14 motorway is approximately 10 minutes away, while the mountains can be reached in around 40 minutes.
