This truly unique house was built around a natural rock formation and is located on the edge of the village, offering breathtaking panoramic views of the surrounding hills and mountain landscape. The property includes a fenced garden and a front courtyard, also enclosed, featuring a vine-covered pergola that adds charm and natural shade.

The building is divided into three independent living units, each with its own entrance and private outdoor space. However, with minimal effort, the units can be easily reconfigured into one spacious and harmonious home.

Inside, the vaulted ceilings, floors, and stone walls have been lovingly restored with great attention to detail and respect for the original materials. A portion of the large natural rock has been integrated into the living room wall, becoming a striking architectural feature. The panoramic terrace is already completed—only the staircase is still to be built.

The total surface area is approximately 170 m², including a cellar and storage room. The house features two open fireplaces, is connected to the public sewage and gas network, and is equipped with electricity, a strong internet connection, and a heating system.

Pietranico is located about 6 km from Torre de’ Passeri and the nearest motorway exit, where all essential services and several quality restaurants can be found. The village of Pietranico itself is small and of ancient origin, offering a supermarket and a bar. It is known for its historic “wine rocks”—ancient presses carved directly into the stone, used for centuries in traditional winemaking.
